What is Ten Talents Equity Partners?
Ten Talents is a U.S. based real estate investment company sourcing and operating high quality real estate deals in growing markets.
Here’s what it looks like:

We will be investing our own capital in each deal alongside you and will be available to help you for the entire lifecycle of your investment.
We are not a crowd source platform. We are not a real estate investment trust (REIT). We are not a fund.
What is an equity partner?
When you invest with Ten Talents, you become an owner of a cash flowing business—that is to say, you own equity in the company. As an owner, you are entitled to a share of profits from the business.
As a passive investor, you will join the business as a Limited Partner. This role allows you to place your money into the deal without needing to repair toilets at 3 a.m. It also affords you legal protection in the event someone breaks their leg on the property and decides to sue.

How do I invest with Ten Talents?

Do I need to be an Accredited Investor?
No, Ten Talents accepts non Accredited Investors who qualify as Sophisticated Investors on some deals. To qualify, please schedule a 10 minute call with our team to discuss your situation. Do this as soon as possible if you think you might want to invest in the future. It’s important to complete this step so that we can verify your account.
Am I an Accredited Investor?
According to the SEC, an individual can be an accredited investor if they meet one of the following requirements:
- Income: The person must have had an individual income of at least $200,000, or $300,000 jointly with a spouse, in each of the last two years and expect to earn the same amount this year.
- Net worth: The person’s net worth, excluding the value of their primary residence, must be at least $1 million.
Entities, including corporations, partnerships, and trusts, can be accredited investors if they meet the following requirements:
- Total assets: The entity must have total assets of at least $5 million.
Do the General Partners invest their own money?
Yes! We only raise capital for deals that we are personally investing in. If the deal is so good that we will share it with our friends, we want in too. General Partners aim to invest about 10% of the equity needed in each deal, however this may vary depending on how much liquidity is needed to secure future deals for our investors.
Do you accept 1031 exchanges?
Yes, Ten Talents will accept 1031 exchanges in some cases. Please schedule a call to learn about your options if you are considering a 1031 exchange.
How will this income look on my tax return?
You will receive a Schedule K-1 that can be included with your regular tax return. A K-1 is used to report income and losses for investors in a partnership. On it, you will see distributions received throughout the year and any depreciation that can be claimed as a loss against your gains.
Due to the nature of the business, it is common to receive your K1 close to or after the tax filing deadline. As such, you may need to file an extension on your federal, state, and local tax returns.
What return should I expect on my investment?
Returns may vary depending on the asset type, asset class, submarket, and macroeconomic conditions. Ten Talents typically targets around 15% IRR on stable cash flowing properties. Projects with a heavy value add component may provide higher returns. Investors also receive preferred returns on most deals.
What is the risk involved?
All investments have risk! Ten Talents cannot guarantee that you will achieve the targeted return. While we believe that real estate is a great investment strategy for building and preserving wealth, it is possible that you could see a partial or total loss of your investment. Always consider your financial situation, macroeconomic conditions, and your personal risk tolerance before deciding to pursue any investment.
Can I invest with my IRA, HSA, or 401k?
Yes! To invest with a Traditional IRA, Roth IRA, or HSA, you can set up a Self Direct account with your custodian. If your current custodian doesn’t offer a Self Direct option, please Contact Us and we will introduce you to an excellent custodian that we use and trust.
To invest with a 401k from a previous employer, you will first roll your 401k into either a Traditional IRA or Roth IRA then follow the steps above with a Self Direct account. You will not be able to invest with a 401k through your current employer except in limited circumstances. Contact Us or Schedule a Call if you have questions.
How will I know the status of my investment?
Ten Talents provides regular reporting on interior/exterior improvements, financials, occupancy levels, and other important changes in the business. These reports are typically sent monthly during stabilization and quarterly thereafter and are always available in your personal investor portal. You can also reach out to us any time if you have other questions.
What is IRR?
IRR stands for Internal Rate of Return and is a common metric used to evaluate the profitability of an investment. IRR considers the time value of your money.
For example, if you invest $100k in year 0 and receive $200k at the end of 5 years, the IRR for your investment is 15%. Not bad. However, if you invest that same $100k in year 0 and receive $50k in years 2, 3, 4, and 5, your IRR is 35%. You still receive the same $200k, but because you get some of it earlier, it can be reinvested and make you even more money by the end of year 5.
